Rental Process
Qualifications:
The following are the requirements that must be met in order to qualify to rent one of our properties:
Current government issued ID
A valid Social Security Number
An active bank account. We require ACH automatic bank payments. Checks, cash, money orders and credit cards are not accepted.
Employment for a minimum of 6 consecutive months with the same employer.
Proof of income that meets 3 times the rent (W-2, 1099, paystubs)
Each adult must qualify individually on their own.
Must provide proof of active renter's insurance prior to move-in with a minimum of $500,000 liability, proof of coverage for your personal property and proof of dog bite coverage (if applicable).
About our properties and leases:
NO smoking or vaping of any substance is permitted inside any unit (including basement and garage area). We ask that you are respectful while smoking or vaping outdoors while others are outside and/or while others have windows open. Please prevent smoke or vape from entering their living spaces.
Animals are negotiable on a case-by-case basis after a meet and greet and after acquiring details about your animal. Maximum of 2 animals per unit. Each animal must weigh under 20 pounds when fully grown. Any aggressive animals, animals with a bite history, and/or animals under the age of 1 year old will not be allowed. No guest animals are allowed in the unit without prior management written approval. Approved animals will incur an additional $300 non-refundable fee plus an additional $30 rent per month per animal. All animals must be up-to-date on rabies vaccinations and deworming. This is for the safety of all our residents, their animals and their guests. Any additional damage caused by the animals will be paid for by the resident as they occur. Additional rules are listed in our animal application and must be adhered to.
Maximum occupancy of 4 people per unit. All tenants over 18 living in the unit for longer than 14 days in any calendar year must complete a separate application and background and credit check ($59 each). Each adult occupant will be held jointly and severally liable for carrying out all terms of the lease.
Falsifying information on your application results in disqualification.
What to expect:
The following must be completed in the appropriate order:
Complete the free pre-screening application located on the Pre-Screening Application page.
After we receive your pre-screening application(s), we will schedule a tour.
After the tour, we will email a free rental application for each occupant 18+ to complete.
In addition to the application, each occupant 18+ will be sent an additional email requesting you to complete all credit, criminal, eviction and background checks. ($59 non-refundable fee for each occupant 18+). This is a tenant-initiated service that is secure and does not affect your credit score. Filling out an application and/or completing background/credit history is not a guarantee of acceptance for housing. We accept the most qualified applicant(s).
After we review all applications, we will contact you to let you know your approval status. At that time, if you are approved, you must submit a deposit to hold the unit and both parties sign the Holding Fee Agreement.
Set up ACH automatic bank payments.
Pay any fees, deposits and rent.
Sign the Lease Agreement.
You will receive the keys once all monies due have cleared and we have completed a walk-through together.
You are ready to move into your new home!
